Property Manager responsibilities:

Job description: Responsible for the overall management of assigned residential, industrial or commercial properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.

1)   Tenants:

a.    Handling rental payments

b.    Answering questions/ complaints

c.    Handling work orders submitted by tenants and communicating with owners about what needs to get done to resolve the problem

d.    Getting leases signed, and keeping track of the terms of the leases

e.    Handling evictions.

2)   Properties

a.    organize incoming and outgoing inspections and prepare inspection reports

b.    implement preventative maintenance programs

c.    direct and control all personnel and resources to ensure property is properly maintained and owner objectives met

d.    monitor and complete maintenance and repairs in a timely and cost-effective manner

3)   People skills

a.    Must be able to talk to tenants

b.    Must be adequate at calmly handling complaints from owners and tenants

c.    Must be knowledgeable about each property and be able to answer questions

d.    Keep in contact with owners and tenants daily

e.    Agents show properties, but they report back to you. Must be able to keep up with feedback given, and make sure agents know important information about each rental.

f.     Must be able to communicate with employees in other departments

g.    Obtaining referrals from current tenants/ calling those referrals

h.    Maintain a positive and productive relationship with tenants and owners

i.     Promote properties to prospective tenants

j.     interview, qualify and place tenants

k.    complete all required paperwork for new tenants

l.     collect security deposit

m.  enforce terms of rental agreements

n.    ensure timely payments and collections

4)   Office Work

a.    Must be organized

b.    Answering emails/taking calls

c.    Posting vacant properties online

d.    Taking filled properties down

e.    Process applications and follow up with applicants

f.     Return phone calls and emails from current and prospective owners and tenants

g.    Maintaining records on each property, tenant, and owner

h.    Handling rental applications

i.     maintain updated availability reports and communicating with the marketing department

5)   Other

a.    Inspecting properties after a tenant has left

b.    Making sure each property is ready to rent once vacant

c.    Knowledgeable on tenant land lord laws

d.    Very organized and excellent in time management

e.    Achieve occupancy goals

f.     maintain all statutory required records

g.    ensure compliance with relevant laws and regulations

6)   Experience

a.    Either experience in property management, or real estate is preferred

b.    Clerical experience is needed

c.    understanding of marketing and customer service principles

d.    working knowledge of marketing and sales activities

e.    working knowledge of contracts and agreements

f.     Computer proficiency including MS and property management software’s

g.    Experience in high performance environments with high expectations

h.    Used to having many responsibilities

i.     Able to manage oneself

j.     Interpersonal savvy with strong communication skills

k.    Degree may be preferred depending on experience

l.     knowledge of relevant local, state and federal legislation and regulations

m.  Attention to detail
